Help! I Can't Breathe...

While inspecting a property in the Nashville, TN area the other day, I could not help but notice the conditon of the coils on the package unit. While it is not unusual for condensor coils to collect a little dirt and debris in them over time, there comes a time when these coils need to be cleaned.

Pennywise But Pound Foolish...

http://www.completehomeinspectionsonline.comHow many times have we heard that old adage? And, most of us have been guilty doing this a time or two, I know I have. But how about when I comes to having a new home inspected? Many folks tend to forgo this phase of the home buying process because they trust that the municipal codes department has done its job and and has 'inspected the property' several times prior to issuing the CO (Certificate of Occupancy). Just because a property has been issued a CO doesn't mean that it is problem free.

Yesterday, I had the opportunity to inspect a 4 year old property in the Franklin, TN area. From the outside, the property looked great, and I thought "Piece of Cake". Shouldn't find too much wrong here. Boy was I wrong!

The more I inspected, the more I found. Most were piddley nickel/dime items that could have been easily repaired had the property undergone an inspection at the time of initial sale. However; there were several major construction flaws that were revealed. These repairs will now cost the seller several thousand dollars to repair. Not exactly what they had in mind in this tough economy. Can they go back on the builder? Hard to say, as it has been 4 years and provided too that the builder is still in business. Needless to say that the seller was not a "Happy Camper". They wanted to save money and decided to forgo the inspection as they bought into the lie, that this (property) "has been inspected by codes, so there will not be any problems". I have yet to see a "Codes" inspector go into the crawl space where most construction deficiencies are found! So, when purchasing a new construction property, don't be Pennywise and Pound Foolish. The cost of having an inspection on new construction is minimal as to compared to what you may have to spend down the road. Let's face it, the builder paid the subs to do the job, right? Have the repairs done on their nickel, not yours...

Somethings Gotta Give...

Well how about building your house on the firm foundation of fundamental construction practices. Not as catchy and certainly won't wind up getting into the annals of "Quotable Quotes" but nevertheless, a statement well rooted in the basic fundamentals of acceptable construction practices...

Now I'm sure we have heard of the adage, "Weights break down wagons." Well, even though this is not a wagon, the same principle applies, "Weights breaks down small wooden shims." Once again not a Quotable Quote but then, I am not the Quote-meister, just the guy that keeps you from purchasing a 'Peck of Pickled Problems'...

The obligatory crawl revealed the answer to my 'Inquiring' mind. When small, improperly placed wood shims are the only thing that is holding up your house, somethings gotta give. Makes me wonder if "A shim in time will save Nine." Well, as I said, somethings gotta give, maybe its these adages... Whadda ya think?

Being Flexible...

Have you ever seen those folks that can bend, twist and contort their bodies in to positions that many of us can only fantasize doing in our wildest dreams? Man, I am doing to touch my toes. When I see folks do things like that, it kinda makes me want to wolf down another Twinke and chase it with a pitcher full of Half & Half - (helps relieve the guilt trip ya know). And, being flexible can certainly be an asset when it come to our day-to-day activities especially when our day goes to you-know-where in a hand basket! It certainly helps to keep your plumbing system from getting all upset. Speaking of plumbing...

Talk about a sore sight for eyes, or is that a sight for sore eyes! Kinda get confused, ya know - old age and all..

Anyway, an impromptu menagerie like this, a plumbing trap does not make. So much for the adage "A real genius is one who is flexible and can solve the impossible problems presented to them with nothing more than 10% inspiration and 90% perspiration" - or something like that.....

I Don't Want to Hear It - It Will 'Kill the Deal'...

Every now and then I get a call from a mortgage company to go out and re-evaluate an issue that that an appraiser found while nashville tn home inspectionsdoing a re-fi. Yesterday was one of those days. It seems that because of the 'mortgage meltdown' lenders are scrutinizing issues that were not so important a few years back. It seemed as if everyone from the lender, the mortgage broker and the home owner were freaking out over an area of mold, the size of a softball. I was called out to verify that the area was 'cleaned up' and there was no mold present.

What I found was an area of the basement that that had been painted out with a 'water proofing' paint that was allowing water to seep through, a major structural failure in the foundation wall, failed drains in the window wells, poor yard grading and more. But no mold... (it had been bleached out of existence) but then that is fodder for another blog.

I called the broker to tell them that there were major nashville tn home inspections; nashville tn home inspectorsstructural failures and other issues that were compromising the structural integrity of the property and that I was surprised that the appraiser did not comment on these. The brokers response floored me...
"Is there any mold present? That is ALL we want to know. The rest of the issues are between you and the home owner. Any thing more than that will 'Kill our Deal'."

So where does that leave me? Am the the one who needs to reveal the real truth about the actual condition of this property and be the 'Transaction Assassin'? What ever happened to truth in lending or are they just meaningless words. Is it really ALL about the money? I hope not. Needless to say, I feel bad for the home owner as I did what my conscience guided me to do. And, that was, "Do the right thing." I called the home owner and told them what I really observed and gave him the names of contractors that could resolve these issues.

Even though this was not what the home owner wanted to hear, they were grateful for my honesty and help. I slept well last night...
