While inspecting this 2 year old property, I happed to notice that the fixed window was installed up side down. All vinyl windows have drain holes to allow water to drain out of the channel. This window has the drain holes at the top. OOPS! This will be an expensive repair as all the brick work surrounding the window will have to be removed, the window turned around and reinstalled. The owners did not get an inspection done prior to purchase. They trusted their builder - This property went on, and on, and on . . .

I had this happen to my buyer a few years back. Good thing it was a Lennar home and they stood by they're work and came out and fixed them all in 2 days free of charge

Interesting---just goes to the premise that buyers should use an inspector for ALL purchases.

Kenneth,  The bricks have to be removed to get to the window flange which is screwed to the house. These windows have to be sealed so that any water that gets through the brick will not enter the house. I hope this helps.  - Michael

Yikes. Glad you caught it. What would be the long term effects of such an error? Could you see any visible evidence that there were already problems as a result?

Whoops----back to the drawing board.  Maybe they can make some new holes on the bottom. lots of luck

I am always amazed at the things that can be wrong with a brand new home. All of that "quality control", and I can't tell you how many times they forget to put insulation in at least a portion of the attic... etc, etc. A lot of times buyers think they don't need an inspection on a brand new home. If only they saw the things we see!
