Michael's View: My Name is Bond...

My Name is Bond...

My name is Bond. Although I am not as famous as my counter part, James, I can just as deadly as any of 007's gadgets or his beloved 7.65mm Walther PPK. No I am not in Her Majesties' service, nor do I have the opportunity to see exotic places, kiss the pretty babes or hobnob with the rich and famous like James. No, I am stuck at home and put in the position to protect you and your loved ones from potential danger and even death. My name is Bond - Panel Bond.

My purpose is entirely for safety/emergency purposes only. I am never to be used to carry current during normal operations.

In the event of electrical mishaps, static discharges, lightning strikes, etc., I am here to provide a better path to ground than you. And, we all know that it only takes a small amount of current to stop your heart.

That being said, I can only work to serve and protect you if I am installed correctly. In this electric panel in a new construction property in Brentwood, TN., not only did the licensed electrician fail to install this item properly, but the codes department did not catch the missing bond screw as well. Can we say OOPSIE!.

Many folks forgo the formality of having new homes inspected because it has been inspected by codes. Right? A good thorough home inspection is just another set of eyes to ensure quality control. All homes - new or experienced need to be inspected. Need I say more?

Wishing all my fellow drips and tweeps a G-r-r-r-reat day... 8-)

Clever, very clever.  It's hard to rely on the county inspectors when you've seen them tour a home for final inspection and it takes about 13 seconds in and out.

Michael,

I have learned over the past couple of years that a new home can have just as many faults as an existing home and as a result we got home inspections on new homes.

Guess I better check and see about RV inspectors!

Charles - Sorry that you are feeling puny and under the weather...

Paddy - If only folks would realize that this is their largest investment...

Mark - Sometimes new construction is my worst inspections...

Susie - Can't help you there babe...

Michael - great post.  During my buyer consultations I let my buyers know that I will not let them buy a house without doing a home inspection - it's a condition of me representing them in the transaction.  I wouldn't dream of purchasing my own property without an objective 3rd party inspection and I won't let my clients skip that important part of the home-buying process.  They can thank me later. :-)

...amazing... I bet this kind of "oopsie" is more common than we may think ...

... and on New Construction ????  wow ...

Good reading.  I'm a fan of new construction inspections and I agree they can have more issues.

Posted by Mark Watterson Utah Real Estate (Principle Realty Group, Inc) about 3 years ago

Barbara - You are so wise to require this for your clients...

Christopher & Stephanie - Thanks for the compliments...

Sheldon - You are right about the "oopsies" happening more than we realize...

Mark - Thanks. "Codes" officials do not and cannot catch everything...

Michael - Good catch. I'm sure that 99 percent of the inspectors we know wuld miss this. I'll see you on Thursday.

Great way of making a point!  One can never be too careful!  I agree with Lenn that most county inspectors are in and out too fast to do a very thorough inspection.

Michael: Great piece and excellent point made. That is why it is so important to always go with a good builder and not someone who cuts corners. Now more than ever, the builder of choice will be so important.

Well written!!
